OPTIMIZING OFFICE SPACE

When Lux White Dental Group in Lake Geneva, Wisconsin, needed additional operatories to keep up with their growing practice, they faced a classic space challenge.

The solution? We transformed an existing first-floor doctor’s office into a fully functional procedure room, allowing them to keep all clinical operations on the main floor while moving administrative offices downstairs.

What went into the transformation:

  • Full Gut and Reconfiguration: Cleared out the legacy office setup to maximize the footprint
  • Premium Equipment Integration: Installed high-end millwork, a modern patient chair, and an overhead X-ray system
  • Full MEP Upgrades: Handled all mechanical, electrical, plumbing, and safety lining requirements to bring their operations fully online

FIXING EXTERIOR DRAINAGE PROBLEMS

Exterior drainage problems can create bigger issues if they are ignored too long.



At Rivas Perio in Lake Geneva, Wisconsin, Heine Construction addressed exterior drainage concerns around the building and lower access area.



Our work focused on helping move water away from problem areas, protecting the structure, and reducing the chance of recurring moisture-related issues.

RENEWED SPACE

What was once an underutilized 1,500-square-foot space is now a modern, 4,000-square-foot periodontist office built for the future.
 
Heine Construction recently completed the transformation of Rivas Perio, managing the project from early planning through final build-out.
 
Our team assembled and coordinated the design team, collaborated with architects and interior designers, and worked closely with Henry Schein to integrate specialized dental equipment throughout the space.
 
The project included detailed coordination for:

  • Underground vacuum and compressed air lines
  • Water and electrical connections
  • Delivery units and patient chairs
  • Exam room layouts and cabinetry
  • Equipment placement and lighting
  • Efficient patient and staff flow

Careful preconstruction planning ensured each utility and equipment connection was placed correctly before construction moved forward, helping create a smoother, more efficient buildout.
 
We also worked with the client to preserve the building’s existing skylight. Rather than removing it, we incorporated the natural light into the design, creating a warmer and more welcoming hallway for patients, visitors, doctors, and staff.
 
The completed office combines advanced technology, thoughtful design, and practical functionality to deliver an exceptional patient experience and an efficient, enjoyable workplace for the Rivas Perio team.

35,000 SQ. FT. MEDICAL OFFICE BUILDING IN NORTHERN ILLINOIS

Heine Construction expertly delivered this 35,000 sq. ft. medical office building within a tight schedule—coordinating multiple trades to keep the project on track. One key challenge was contending with high winds, as the site was located in an open area surrounded by farm fields.

The facility includes specialized imaging rooms to support a CT scanner and MRI machine, requiring careful planning and coordination typical of lab construction and medical lab construction environments. Our team also completed the full scope of construction services, including site development, parking lot construction, and site lighting—transforming an undeveloped greenfield into a fully finished, operational healthcare facility.
