HEALTHCARE MANUFACTURER FULL ROOF RAISE

For this industrial project, Heine Construction executed a full roof raise to accommodate specialized equipment for a medical manufacturing company, all while keeping the client open and operational, even through the winter when the roof was cut in January.

Project Highlights:

COMPREHENSIVE ROOFTOP HVAC & MAINTENANCE PROJECT

Heine Construction completed a comprehensive rooftop HVAC and maintenance project for a medical manufacturing company.

Here is a breakdown of what went into this project

HVAC Upgrades and Performance Optimization:

  • RTU Replacement and Upsizing: Replaced aging rooftop units (RTUs) with upsized systems engineered specifically to meet EPA standards and effectively mitigate heat and moisture inside the manufacturing space.
  • Air Distribution: Installed new ductwork to optimize airflow across the production areas.
  • Equipment Protection: Installed hail guarding on existing RTU coils to shield critical equipment from severe Midwest weather and extend operating life.

Preventive Roof Maintenance and Hazard Mitigation:

Often out of sight and out of mind, a roof that isn’t properly maintained can lead to costly leaks that interrupt production. Beyond equipment upgrades, proper roof care is essential for avoiding unforeseen money drains. Roof maintenance involves:

  • Drain Management: Clearing accumulated debris, moss, and leaves around roof drains. For backed-up lines, our team offers jetting and rodding services to keep drainage flowing freely.
  • Building Envelope Care: Sealing and recaulking older wall penetrations and preparing exterior panels for seamless patching after removing older equipment.

COMPRESSOR REPLACEMENT

Not every equipment replacement project is a simple swap, but we make it look simple.

For this industrial compressor replacement in Menomonee Falls, Wisconsin, our team:

  • Created an opening in the concrete masonry unit wall
  • Coordinated the equipment lift and placement with only 0.25 inches of clearance to slide the compressor in
  • Installed the new 13,000-pound compressor
  • Restored the wall once the unit was in place
  • We completed the entire project in just three days, from start to finish.

PREPARATION FOR NEW MACHINE INSTALLATION

Our team transformed an existing manufacturing area in preparation for a new machine installation. The work took place inside a 700,000-square-foot facility operating 24/7.

SOLUTION/PROJECT REQUIREMENTS:

  • Working closely with Environmental Health and Safety (EHS) teams
  • Completing all required site-specific safety training
  • Scanning for in-slab utilities
  • Saw-cutting heavy-duty concrete floors
  • Excavating and preparing embedded steel for the new equipment installation
  • Pouring new concrete and restoring the facility to operational standards

The biggest challenge was completing the work while maintaining strict controls for dust and noise, keeping the site clean, and safely moving materials throughout an active production environment.

COMMERCIAL ROOF REPAIR

When our long-term client Phil Johnson of Foremost Electric LLC noticed water intrusion, Heine Construction acted fast before minor leaks turned into major structural headaches. 
On this commercial rental property, age and weather had taken their toll on the roof, allowing water to leak into the building’s interior.



Here is how we addressed the issues to give this facility years of maintenance-free protection:

CHALLENGES:

  • The existing metal edges had broken down over time, creating a direct pathway for water intrusion.
  • The flashing had reached the end of its lifespan, and multiple roof penetrations, including a heavily leaking rooftop unit (RTU), were allowing water to enter.

SOLUTIONS:

  • Fabricated and installed brand-new parapet caps designed to seamlessly match the building’s existing metal profile.
  • Resealed all joints and seams across the metal roof using high-performance Sikaflex.
  • Watertight-sealed every roof penetration and the problematic RTU.

SHOP EXPANSION

Heine Construction completed a full diesel mechanic shop expansion for Continental Express, Inc. in Oswego, Illinois—delivering a modernized facility built to support heavy truck service, maintenance, and long-term operational growth.
 
The project began with the demolition of the original repair bays and included:

  • Site preparation and excavation
  • Utility installation
  • Foundation and concrete work
  • Masonry construction
  • Pre-engineered metal building erection
  • Wall and roofing installation
  • Building enclosure
  • Interior build-out and finishes
  • Expanded service bays and improved workspaces

When winter was approaching, careful scheduling and close coordination were essential. Despite weather-related challenges, the project progressed smoothly, remained on track, and was completed without unnecessary disruptions or complications.

The finished facility provides Continental Express with the space, functionality, and operational efficiency needed to meet growing service demands for years to come.

100,000-PLUS-SQUARE-FOOT BALLASTED ROOF REPLACEMENT

Heine Construction completed the full removal and replacement of a 100,000-plus-square-foot ballasted roof for a long-standing industrial client in Milwaukee.

What made this project stand out?

CONNECTING TWO INDUSTRIAL BUILDINGS INTO ONE

Heine Construction completed a project that connects two existing industrial buildings into one, under one roof.

The result? A 30,000-square-foot expansion that allows a high-end precision manufacturing company to move products between buildings without exposure to the elements — no more transferring valuable and sensitive products and materials in the rain, sleet, or snow.

The addition features a precast tilt-up exterior with bright, open manufacturing space designed for growth and efficiency.

One key challenge we tackled on this project was stabilizing the soil through lime stabilization to make it stronger, more durable, and less susceptible to changes from moisture and temperature.

NEW CONSTRUCTION INDUSTRIAL BUILDING

CHALLENGE:
Build a 30,000 sq ft machine shop

SOLUTION:
Heine Construction delivered this manufacturing construction project by building a precast 30,000 sq ft facility designed for heavy equipment and efficient workflows. Our industrial construction services included coordinated MEP infrastructure—bus duct for CNC machines, pneumatic systems for equipment, and backup power generators—supporting a smooth transition into the space. The project also included 7,000 sq ft of office space, supported by upfront preconstruction services to align scope, schedule, and site logistics.

INDUSTRIAL ROOF RAISING & EQUIPMENT PROJECT

Heine Construction completed an industrial roof raising and interior access solution to meet racking and equipment clearance requirements. As part of our roof lifting services, we coordinated structural modifications and constructed an interior staircase to improve safe access and operations. We can also provide custom mezzanine construction to expand usable space without disrupting day-to-day facility needs.

LARGE SCALE WATER PLANT

This project supported a high-output water bottle molding facility, where Heine Construction prepared the site for a high-speed machine capable of molding and filling bottles at an impressive rate of 5,200 per minute.

Our industrial construction services included cutting troughs for underground drainage and utility lines, installing underground conveyors, pouring durable concrete flooring, and setting isolation pads to ensure machinery stability. We also completed structural reinforcements—including roof enhancements to support equipment suspended from bar joists—while keeping the facility fully operational throughout construction. This is the kind of complex commercial construction work that benefits from strong preconstruction services and tight coordination by a commercial general contractor.

FOOD PROCESSING PLANT

PRINTER

Heine Construction elevated the roof of an older concrete purlin building to create clearance for new web press printing machines—leveraging proven roof lifting services for occupied and legacy facilities. To protect the client’s equipment from flooding, we poured a ten-inch layer of concrete and stone. Additionally, we installed a track system capable of handling 40,000 lb paper spools for seamless operation—another example of industrial construction services supporting specialized manufacturing construction needs.
